Raleigh labeled, "The Best American city" - September 2011
Businessweek.com dubbed Raleigh "the best American city." The publication based its rankings on 16 criteria, including the number of recreational amenities, strength of the local economy and the education level of the population. The magazine mentioned the Research Triangle Park, Duke University, North Carolina State University and UNC Chapel Hill, good air quality and a great State Farmers Market as highlights of the area.
The Lafayette concept fits seamlessly into 73,000 square feet. Not too large or overwhelming, the space is manageable, convenient and well suited to fulfill the vision of a small European village. The village, with its thematic charm, will draw its strength as a commercial entity from an appropriate and select roster of tenants which complement, and meld into the concept. Choosing tenants will require review by and approval from the Oversight Team for Lafayette. Only those prospective tenants viewed as integrating into the micro culture of Lafayette, and as supporting the solidarity of the village will be accepted/approved. By creating a strong, symbiotic relationship among and between store owners/operators/center management, all will benefit from a special idea and commercial experience.
Interest in Lafayette has been overwhelming. Thus, it is our intent to solicit merchants consistent with our vision and to invite them to participate in Lafayette. There will then be a designation of space that would be available to them, should they be accepted. We encourage new ideas or concepts, compatible with our vision, to be submitted for review.
For merchants/purveyors of food or services, who believe that Lafayette fits with their business plans, and who embrace the Lafayette concept, please contact us at lease@lafayettevillageraleigh.com
About the VillageWe have designed the building massing model around 80ft specimen oak trees. These gifts from nature define the shaded umbrella seating areas of the “Village Green”. There is a line of sight "teaser" glimpses of the dining component/cafe activity for the Falls of Neuse traffic, an important aspect of a destination location. The Village Green area has a southern exposure, allowing the proper solar orientation for all seasons - shade in summer and maximum sun in the winter.
All parking is at the periphery and below the village, allowing pedestrian entry at multiple locations. Once in the village, all traffic is pedestrian, from the Village Green to the center court fountain and along the paved streets that expose quaint shops and markets.
The Gourmet Market with fine specialty, organic, and prepared to go gourmet foods is integral to our food component. We believe that a Pastry/Bakery Shop, a Chocolatier, and other compatible specialty food purveyors will complete the mix.
The retail boutiques of Lafayette accommodate: Ladies, Mens and Children's Clothing and Accessories; Designer Shoes, Antiques, Estate Jewelry, Fine Jewelry, Fine Linens, Home Decor, Florist, Fine Papers and Stationery, Designer Eye Wear, Gift Shop, custom Tailor/ Alteration, Wine and Smoke Shop, Apothecary, Gourmet Kitchen, and other Specialty shops of quality/unique offerings.
Properly mixed, this European village setting attracts selective shoppers/diners, who will visit often for the boutiques and bistros. It also acts as a gathering place as the old country village did, with meetings of friends at the Piazza Fountain or passing on the shopping streets.
Arguably, "THE" premier mixed use site in the Raleigh market area.
Located at Falls of Neuse and Honeycutt Roads, this premier location falls amidst Raleigh's most affluent zip codes. The 6.84 acre site is poised to capture the expansion traffic to the many new exclusive residential developments just to the north. Over 70,000 cars per day on the east-west 540 will greatly expand normal shopping access to Lafayette Village.
